For most people, buying a new home is a big decision and can be one of largest purchases a person will make in their lifetime. But with so many choices available, how can a buyer feel confident in their selection?
We sat down with Maracay Homes President Andy Warren to discuss this very topic:
Andy, what should homebuyers do first when shopping for a newly built home?
For starters, choosing to do business with a reputable homebuilder is a great way to gain peace of mind. Of course, you’ll need to do your research, which starts with making a list of possible homebuilders in your area of interest. The National Association of Home Builders (NAHB) recommends that you look through ads and read the articles of local news outlets to gain an understanding of which homebuilders are active in your area, the style of homes they build and the prices you might pay.
Should buyers contact a real estate agent?
Absolutely! It’s a great idea to find a real estate agent who can help you in your search. But first, talk with friends and family members, as they may be able to recommend an agent who’s right for you. Once you’ve found an agent, be sure to ask them about their impressions of the builders in your area.
What should buyers look for in a new home?
It’s important to look at how the builder uses space, which can help you decide whether the types of homes they build fit your needs and the needs of your family. The only way to truly get a feel for that is to tour the builders’ model homes. Quality and value are also important. While you’re touring the homes, the NAHB recommends that you evaluate the quality of the homes’ construction and inspect the types of finishes, including the cabinetry and trim. And, don’t forget to ask about the home warranty coverage – this can save you a lot of headaches down the road.
Is there anything else to keep in mind?
If you have questions for the builder, don’t be afraid to ask – there are no dumb questions. And, remember to have fun. This is an exciting time for your family and you should enjoy it.
